My job is not to scare you out of buying a home, but to make sure you know exactly what you’re buying before you are locked in. If there are problems, you deserve to know about them. If the home is in good shape, you deserve that peace of mind too. Either way, you walk into closing with your eyes open.

A wood-destroying insect inspection checks for termites and other insects that can compromise the structure of a home. Required for VA loans and smart for any buyer in Central Texas.

If the property has a pool, I inspect the structure, equipment, and safety features so you know what condition it's in before you take ownership.

If the property has a septic system, I inspect the visible and accessible septic components, including the tank area, lids or risers when accessible, distribution components, and drain field conditions. I attempt to make an observation of the tank contents, including measurement of scum and sludge depth. I look for signs of leaks, backups, damage, drainage concerns, or conditions that may need maintenance, repair, or further evaluation before you close.

My reports are available in English and Spanish. I verify the Spanish translation manually, because not all Spanish is the same and accuracy matters. If your primary language is Spanish, you'll receive a report you can actually read and use.
